Dénia apartment purchase from the Netherlands, the practical list so far

We are buying an apartment in Dénia, my partner and me, from Rotterdam. Signing is planned for November. We are busy with this already since March, so I put here what we learned, maybe somebody has additions.

  • NIE number first. Without it you cannot do anything, not even open the bank account. We did it via the consulate in Amsterdam, took 5 weeks.

  • Bank account in Spain before the reservation. A transfer from a Dutch account directly to the notary was not accepted by the seller side.

  • Price tracking: I keep the asking prices from https://alegria-realestate.com/ in a sheet per district, Les Marines against the centre, and since March the centre went up more than the beach side, which we did not expect.

  • Comunidad differs a lot between buildings with pool and without, ask for the statement of last year, not the monthly number.

  • Second visit in autumn, not only in summer. The building we liked in July had sun on the terrace only until 15:00 in September.

  • Parking. An apartment without a garage space in the centre is fine in winter, in August it is not.

What we still do not know: the IBI on a new build, is it calculated from the cadastral value right away or from the year after? The seller says one thing, the internet says another. Someone here who bought a new build in the Marina Alta?
